  • Shoot multiple photos of property (10 or more) to prepare for marketing pieces

  • Input listing and place property into Multiple Listing Service Sandicor.com
  • Lock box to placed on property
  • Order sign to be placed on property
  • Place brochures in box and on sign post
  • Order Property Property Profile and Natural Hazard Disclosures
  • Order Termite and a Home Inspection, this is done so sellers do not have unexpected costs for repairs and puts them in a negotiating position.
  • Order Preliminary Title Report with color coded easements
  • Present listing to other office Realtors, Schedule Broker and Office Caravans
  • Design Property Brochure
  • Submit to websites; Realtor.com, NorthCountyHomesInfo.com, ColdwellBanker.com
  • CaliforniaMoves.com, SignOnSanDiego.com, Yahoo.com, MSN.com, Tulia and many others
  • Create a Craigslist post
  • Place on office caravan
  • Schedule an open house
  • Distribute Open House invitations to homes in neighborhood
  • Send out 200-300 Just Listed postcards to homes in the neighborhood
  • Submit listing to office manager for print advertisement in the North County Times, Union Tribune Newspapers and "The View Magazine"
  • Watch for any competing homes to come, or changes in the market condition
  • Follow up with Buyer´s Agents showings
  • Provide net sheet for estimated proceeds
  • Provide Coldwell Banker Service Guarantee and Easy Exit Listing Guarantee

 

Client updates and follow up via telephone or email every 2-3 days

After 30 Days: Review with owner

  2. Comparable properties recently listed
  3. Client and broker showings
