Opportunity Knocks - Priced to Move!

First Time Buyer Range
The San Diego Real Estate Market has changed significantly in the past 18 months. In many areas prices have declined as much as 30%. Real Estate prices have leveled off in the first time buyer price range ($200,000 - $400,000) and we are seeing multiple offers on very aggressively priced homes.
What does that mean for a home buyer or investor?
The Market is excellent for first time home buyers and investors but buyers need will need to be aware they may not get the first, second or third home they write offers on.


Move-up Buyers

In some areas the upper end homes are declining, but these are my thoughts and advantages of purchasing.

1. You are buying a HOME, find one you really like and then negotiate. We never know what a seller will accept. This is the key, Real Estate is on sale right now! Even if prices come down a little more it is a long term investment.


2. You are in a better position to negotiate your terms.

3. There is little competition for higher end homes, at the lower end, homes are receiving  multiple offers, over full price.

4. It's impossible to time the market, we will not know when the market hits bottom until it's too late.

5. 2-3 years from know people once again will be saying I wish I had bought the whole darn block.

6. It takes courage to break out of the pack.

7. So many of the listings state: motivated, will look at all offers, bring us an offer.
