Easy Steps for Buying a Home

  1. Get your finances in order. Pay off or pay down credit cards and debt,

  2. Start saving for a down payment and closing costs and research financing options such as 100% financing with no down payment and seller pays a portion of closing costs

  3. Select the geographic location you would prefer.

  4. Contact our office to set up a consultation. We discuss your wants, needs and compatibility to work together.

  5. Contact us to aid in obtaining a loan.

  6. Get your loan pre-approval.

  7. Locate current listings that fit your needs and price range.

  8. View available properties and make your selection.

  9. After a market analysis, we will help put an offer together based on the market analysis and current market conditions.

  10. Write an offer. A check called good faith money is written at the same time and given to Coldwell Banker. We will assist the counter offers and finalize the agreement for purchase terms and price.

  11. Once the offer is accepted, escrow is opened and your good faith check is cashed and deposited into the escrow account.

  12. An appraisal is ordered.  There may be out of pocket expenses of $350-$450 for this service.

  13. Additional reports are ordered with costs generally covered by the seller. These may include Termite, Natural Hazard and HOA documentation.

  14. Title search is ordered and loan processing continues.

  15. A home inspection is ordered at a cost to the buyer of $300-$450. All inspections are reviewed and together with your real estate agent a request for repairs is prepared. All necessary repairs are negotiated.

  16. All financing, buyer investigations and request for repairs must be done within 17 days or time extended and agreed upon in writing.

  17. All loan documents are signed.  Funds must be ready to close escrow.

  18. A final walk through is done five days before the close of escrow to make sure all repairs have been completed and to be sure property is in the same condition as it was when the contract was written.

  19. Final walk through property inspection paperwork is signed.

  20. Title is recorded at County Recorders Office.

  21. You get the keys!

  22. Move in to your new home. Congratulations you are a homeowner!
